Each home, apartment or condo managed by Blue Sun Rentals is unique and may have different requirements from the property owner for its lease. However, most properties that we offer for rent must have tenants that meet the following minimum requirements:
Applicants must have a combined monthly income of at least 3 times the monthly rent of the property they are interested in – for a minimum of 6 months. Your income and employment will be verified as part of the application process.
A minimum 600 credit score must be achieved for all applicants. Your credit report will be completed and reviewed as part of the application process.
All applications will be denied for any felony conviction within the last 4 years and or any felony convictions for murder, sex offenses, terrorism or drug trafficking offenses regardless of the time of occurrence. A criminal background check will be conducted as part of the application process.
All applications will be required to provide a minimum deposit equal to the sum of 2 months rent. This deposit is not part of the application process but will be due within 7 days of executing a lease for a property.
The following documentation will be required from each applicant during the application process.
All applicants must provide government issued identification that can verify their identity. Acceptable forms of identification include state issued drivers license, US military ID card, US Passport and social security card.
Two consecutive pay-stubs must be provided by each applicant to verify the employment and income requirements.
